Rupert, I have been building houses and barns for 22 years and know what I am 
talking about.  It does not matter how you try to figure it, a roof with a 
gable will have more room under it than a hip roof with the same pitch.  On a 
building that is only going to be 24 foot wide you will not gain any second 
floor space at all unless you use a steep pitch or actually build a second floor 
outside wall
